The aroma of coffee and the smell of freshly-baked bread – two things often cited as must-haves when selling your property. Yes, it’s not going to hurt to have them wafting through your home when showing people round but they’re maybe not the most practical ways to sell your house. However, there are a number of clever tactics that you can use to make your house more sellable and valuable in a potential buyer’s mind.
Speed dating is successful because it plays on the fact that people make up their minds very quickly. If you can’t impress your date in three minutes, they won’t be interested. Likewise when trying to attract buyers to your property – give them a great first impression. Put out a welcome mat, tidy up the garden, clean the windows and paint the front door. If you have a drive or parking space, keep it free for viewers so they can see the convenience of it. None of this is expensive but it sets the right tone for your potential buyers before they’ve even set foot inside the property.
Even if there’s no fresh bread or coffee on the go, make sure your home isn’t off-putting. For example, non-dog people will not necessarily think the world of your dog or how it smells. You might be oblivious to its odour after a while but get a second opinion and freshen the place up if required. Remove all animal hair and pets during viewings as well in case of allergies.
Everyone has clutter, let’s face it. Houses look lived in. There’s stuff everywhere. Unfortunately, people looking to buy a house want to see space and lots of it. If you’re planning to de-clutter when you move to a new house, why not do it now? Not only will you save time once you’ve moved but you’ll create a more spacious, sellable home in the meantime.
So, that sealer round the kitchen sink’s a little bit grimy; that handle on the wardrobe door in the bedroom is still hanging off; and only one of the three bathroom spotlights is working – you can live with that, fine. But these are details that someone coming in for the first time is going to notice and they’re going to wonder what lies beneath the surface if some of the basics are in a poor state and how much they might have to do if they move in. You’ll be amazed at how quickly you can accomplish a few simple jobs that could make all the difference.
Hide your personality
If you want to go a little further and redecorate, remember to keep it neutral. It might not be your style or your buyers’ style but it allows them to imagine their style without first having to remove your bright pink statement wallpaper.
